  • What do your annual maintenance plans include?

    For your furnace, we perform maintenance in the fall/winter or upon your request. First, we add chemicals/bleach to condensate the drain line (cost of chemicals included). Then we would check all limit controls and check for carbon monoxide using a high-tech CO tester, which finds minute particles over a normal CO unit. We will also adjust the burners if necessary for proper burning of fuel/gas. Then we replace the filter using a 5” filter. The 5” filter will be replaced annually (cost of filter NOT included). We also will clean the firebox if necessary, as most older units require cleaning. Using an electronic natural gas detector, we'll check all appliances for any gas leakages.


    For your air conditioner, we perform maintenance in the spring/summer or upon your request. First, we use chemicals designed to clean the outside condenser (cost of chemical included). Then we check the amperage on the fan and compressor for proper operation and check the refrigerant charge. We then add chemicals/bleach to condensate the drain line (cost of chemicals included). We also check the evaporator motor for proper operation and replace the filter using a 5” filter. The 5” filter will be replaced annually for an additional fee of $112. Lastly, we check the float valve in the condensate pan for proper operation.
